“I am the executor of my aunt’s estate. She lived 2 hours from me. After the Estate sale, there was a TON of stuff left in her house. On 3 days’ notice (after a small operator said the project was too big for them), I got JunkDoctors there. They spent over 10 hours cleaning the house out, committing to do it in one day! Such a relief! The communication was superb and the whole experience as smooth as it could be. Highly recommend!”

How Our Estate Cleanout Process Works

Know what to expect before cleanout day, from the first estimate through the final broom-swept walkthrough.

1

Request an estimate

Tell us the property type, the approximate volume, and your timeline. Photos can help speed things up, especially for full-home estate cleanouts, but they are not always necessary.

2

Schedule the service

Once we review the details, we confirm a date and time that works for you. You can call 973-336-8083 or request service online.

3

Walkthrough and approval

Our team arrives with an empty 25 cubic yard truck and the equipment needed for the cleanout. The crew chief walks the property with you, confirms what should be removed, and explains the amount of truck space required and the price for that amount of space. Once approved, we begin.

4

Room-by-room cleanout

We remove unwanted items, bag loose contents, and dismantle bulky pieces when needed. Donation and recycling are handled when feasible.

5

Final haul-away and clean sweep

After removal, we haul everything away and finish with a broom-sweep so the property is noticeably clearer and easier to move forward with.

Simple prep that saves hours: Choose one decision-maker and create one clearly marked KEEP room. Items outside that area are treated as removal unless labeled otherwise.

Preparing a home for sale

Removing excess contents to improve presentation for buyers and agents.

Out-of-state family members

Coordinating a cleanout remotely when you can't be there in person.

Before the crew arrives

Planning an Estate Cleanout

A few clear decisions before cleanout day can protect important belongings, reduce delays, and make remote coordination much easier.

Separate keepsakes and important records

Remove or clearly isolate wills, deeds, tax records, photographs, jewelry, heirlooms, keys, and anything else that must remain. The simplest setup is one locked or clearly marked KEEP room.

Choose one decision-maker

Designate one executor or family contact who can approve the final scope and answer keep-or-remove questions. Written labels and a brief walkthrough help prevent confusion once loading begins.

Coordinate remotely when needed

Out-of-state executors can share photos or video, arrange property access, provide written instructions, and confirm the final scope by phone. Before-and-after photos can document the completed cleanout when you cannot be present.

Plan for documents or valuables found later

Search drawers, desks, filing cabinets, safes, and storage areas before service. If an obvious item appears important during removal, the crew can pause for the designated decision-maker, but a cleanout is not an appraisal or exhaustive document-search service.

Clear volume-based pricing

How Much Does an Estate Cleanout Cost in New Jersey?

Your estimate reflects truck volume, labor, property access, and any specialty handling required for the cleanout.

Estate cleanout pricing truck capacity example in New Jersey
Truck volume is one of the primary factors used to prepare an estate cleanout estimate

Our estate cleanout pricing is based mainly on the amount of space your items take up in our custom-built 25 cubic yard JunkDoctors trucks. Pricing includes labor, heavy lifting, bagging, dismantling, hauling, disposal, recycling, and access factors such as stairs and long carry distances. Because JunkDoctors uses the largest 25 cubic yard trucks, many estate cleanouts can be completed more efficiently and in fewer trips. In fact, based on our experience, the vast majority of estate cleanouts are completed in one day. At the start of the service, a crew chief will walk the property with you, ask you to point out what should be removed, and let you know how much truck space the items will take up and the price for that amount of space. We provide a clear estimate before work begins so you know exactly what to expect. In some cases, pricing may be higher for extra-heavy items, specialty items, or homes that are heavily packed and require additional bagging, labor, and time.

Frequently Asked Questions About Estate Cleanouts

Quick answers about preparation, timing, pricing, accepted items, and coordinating the cleanout.

An estate cleanout is the removal of unwanted household contents from a home after a major life transition, often involving inheritance, probate, downsizing, or preparing the property for sale. This can include furniture, appliances, boxes, clothing, and years of accumulated belongings.

We start with an estimate and a plan, then remove unwanted items room by room. The easiest setup is one clearly marked KEEP room or labeled keep zones for anything that must stay. Everything else is removed, hauled away, and handled through the proper disposal channels.

Not always. Some families prefer to be there at the beginning to confirm what stays and what goes, while others coordinate the cleanout remotely. If needed, we can work from clear instructions and document the job with before-and-after photos.

Yes. Many estate cleanouts are done to prepare a home for listing, showing, appraisal, repairs, or closing. Removing the unwanted contents makes the property easier to photograph, stage, market, and move to the next step.

When possible, yes. If items are in good condition, we try to separate them for donation, and eligible materials may also be directed to recycling. If you have specific donation preferences, let us know in advance.

Many estate cleanouts can be completed in one day or over a short project window, depending on the size of the home, the amount of contents, and access conditions. If you have a listing or closing deadline, let us know when requesting your estimate.

Estate cleanout pricing is typically based on the amount of space the contents take up in the truck, along with labor factors such as stairs, access, heavy lifting, and how packed the property is. JunkDoctors uses large 25 cubic yard trucks, which allows many estate cleanouts to be handled efficiently in fewer trips. We provide a clear estimate before work begins so you know what to expect.
